			<content:encoded><![CDATA[<p>Spring in almost here!!!!!! In recent months there has been a reduction of homes on the market but not a reduction of buyers. Despite low numbers of homes on the market, our buyer enquiry is still steady and many of these buyers are just waiting for new homes to come to the market. I am getting good enquiry with the homes I am marketing and there is great energy starting to build in the local market.  I am personally seeing a dramatic increase in open home attendances over the last few weeks with the number of buyers actively seeking to buy. We have seen the current shortage of homes driving prices up over Winter through the competition generated between buyers. There is still a shortage of good homes available to buyers. <p>With uncertainty about taxation changes now over, normal New Zealand property market trends are likely to return. This is the opinion of head of real estate   for Harcourt&#8217;s Australasia Bryan Thomson. “While the Government did an excellent job foreshadowing its intentions, preparing everyone for change, many have stalled their property decisions until they knew for sure what was in store. Consequently the volume of property sales in most locations has been reduced as people have waited for confirmation of the Governments new tax regime. Now people have the facts, they should feel more comfortable about making decisions concerning their home. It is believed that the changes outlined in the budget will impact those who have been strategically using property investment to minimise their tax, however many property homeowners are not property investors.” In addition to this, Mr Thomson also added, that by introducing personal tax rate cuts, buyers now had more money and choices and there was no reason why this should negatively impact on housing prices in the near future.</p>
<p>There is still a lot of buyer activity in the marketplace especially with the threat of interest rate rises in the next few weeks, but good quality well presented homes are selling well in reasonable time frames. With more homes on the market, sellers need to be smarter with how they are promoting their homes compared to their competition. I am finding that sellers need to get recent sales data and details of their current competition to ensure they have realistic price expectations. As buyers now have more homes to choose from, they will quickly overlook properties they perceive to be overpriced.</p>

<p><strong>What Is This Property Worth?</strong></p>
<p>This is one of the most common questions I get asked from buyers and sellers. Not surprisingly, people looking to sell are always keen to establish what price they are likely to get for their home. Buyers too want to get a price indication on properties they are interested in. At the end of the day, a property’s true value comes down to what potential buyers are willing to pay and what the sellers are willing to accept.</p>
<p>Don’t forget that however much you love your home, whatever you have spent on it and whatever you need to get out of it to move on to your next property, these factors have little influence on actual value. The value is determined by a buyer’s perception and how much they are prepared to pay for your property.</p>

With more homes on the market, sellers need to be smarter with how they are promoting their homes compared to their competition. According to Harcourts CEO Bryan Thomson, “sellers need to get recent sales data and details of their current competition to ensure they have realistic price expectations. As buyers now have more homes to choose from, they will quickly overlook properties they perceive to be overpriced.”</p>

<p>Despite varied trends reported in the media, recent figures released by the Real Estate Institute of New Zealand  (REINZ) reveal the median residential house price rose in 11 out of 12 districts in December 2009 compared to the same period the previous year. Furthermore,  QV has reported that New Zealand house values rose 2.8% over 2009 and are now only 4.9% below the peak of  the market  in late 2007.</p>

<li>Price is typically the first filter through which a property is viewed and if your home is over-priced it will not compare favourably with other homes in the same bracket, thus reducing interest in it</li>
<li>A high price sends a message that you do not have realistic expectations, so buyers may not want to take the time to start negotiating with you.</li>

			<content:encoded><![CDATA[<p>Based on the latest GV residential property report, property values have increased further according to the QV residential property indices for January released today. Nationally, values are 4.4 percent above the same time last year, and 4.3 percent below the peak of the market in late 2007.The average sales price across New Zealand also increased to $409,807 in January, up from the $404,671 in December. However, the average sales price is a less reliable measure of value change than the QV index as the average can be skewed depending on which part of the market is active.</p>
<p>Glenda Whitehead of QV Valuations said “market activity in January appears to have been patchy. Overall, activity was lower than expected, although our valuer’s are seeing an increase in activity in some sectors of the market and a decrease in others.  “The majority of the market activity, particularly in the main centres, is being driven more by existing homeowners and first home buyers rather than investors. Those currently entering the market appear to be taking a cautious approach to their decisions, and are doing their research thoroughly. Some of the frantic market activity of 2009, when there were multiple buyers competing for a property, appears to have eased, at least for the time being” said Whitehead.</p>
<p>“It is still too early in the year to conclude the likely pace of the market in the coming months. There is increasing debate around the likely impact of the options put forward by the tax working group, but movements in property market are driven by a combination of factors, and while any tax changes implemented will impact, that change will be alongside other market factors such as interest rates, employment security, and bank lending policies prevalent at the time any of those tax changes come into effect” said Whitehead.</p>
<p>Values in most of the main centres have continued to increase in recent months and are now all above the same time last year. Values in the Auckland Region are now 7.3 percent up, the Wellington Area is 5.7 percent up, and Christchurch 6.3 percent up.</p>

As most of us have all had some time off over the Christmas period, hopefully we are now feeling refreshed and full of energy and enthusiasm for the New Year ahead. I had a quiet break out of Auckland for several weeks (with no phone and bad internet coverage) which was fantastic&#8230;.but I did miss my phone constantly ringing and it took me a while to adjust to this! It was very exciting last October to have been ranked number 17 in New Zealand out of over 2000 Harcourts agents nationally and a great thanks to all of my clients who entrusted me to sell their homes and buy through me.</p>
<p>Based on interest rates still holding and good buyer interest still in the marketplace, there should be no reason to see a downturn in sales prices or volumes of sales over the next few months. According to Quotable Value reported in the NZ Herald 11<sup>th</sup> January, “last year has shown an unexpected turnabout in house values. Driven by the main centres, nationwide values rose 5.1% between the market bottom in April and the end of the year. Nationwide house values ended 2009 just 4.9% below the late 2007 peak.” It is considered by Glenda Whitehead from Quotable Value “that the property market was strongly influenced by consumer confidence, and as consumer confidence began to grow in 2009, so did the values in the main centres.”</p>

We have been tracking our buyers over August and September this year within Harcourts Cooper and Co and have found that the largest group of buyers over this period were first home buyers, followed closely by families trading up and investors looking at taking advantage of the low interest rates.</p>
<p>Recent sales figures released by the Real Estate Institute should home owners confidence that if they need to move, the worst is over and the values are under upward pressure. August 2009 sales figures indicate that the time to sell has again reduced nationally as stock levels remain low and buyers are starting to compete for homes available. (Source of figures REINZ statistics August 2009) In the local marketplace are still seeing the current shortage of homes driving prices up through the competition generated between buyers who see value for the homes they are trying to buy.</p>
